Wart removal cost in Singapore is set by what the examination finds: whether the lesion is a viral wart at all, how many there are and where, the method chosen for the site, whether treatment is staged in cycles with a topical alongside, and the review. Singapore's rules restrict fee advertising, so no figure appears here. Dr Sin Yong quotes in writing after examining you on Orchard Road.

Singapore's rules on medical advertising restrict how doctors publish fees, and a wart removal figure given before examination cannot know whether the lesion is a viral wart, how deep it reaches or how many there are. The word wart covers three unrelated lesions: a viral wart caused by human papillomavirus, an age wart (seborrhoeic keratosis) and a skin tag. Each has a different removal plan, and removing an unexamined lesion destroys the information that would have told you which it was.
So the quote follows the examination. It names each lesion, the method for each and whether cycles or a topical are planned, it can be taken home, and no decision is asked for on the spot. The consultation is a medical visit with its own fee, stated when you book. The practice-wide rules are on how fees are quoted, and raised moles and other lesions are costed on mole removal cost factors.
The site of a wart changes the method, the care needed and how often it is reviewed, which makes it one of the main wart removal cost factors alongside the number of lesions. A single common wart on a finger and a cluster of plantar warts under callus are different undertakings.

| Site | What changes | Effect on the plan |
|---|---|---|
| Hands and fingers | Common warts that interrupt the fingerprint lines | Often topical salicylic acid or cryotherapy first |
| Soles of the feet | Warts pushed inward under a cap of callus, reaching deeper | Callus pared before any treatment; cycles repeated; deep methods used sparingly because a scar on the sole can stay tender |
| Mosaic plantar warts | A cluster merged into a plaque | Treated as a plaque rather than one lesion at a time |
| Around and under the nails | Thin tissue over the nail matrix; too deep a freeze can leave a nail deformity | Precision methods such as controlled CO2 laser or careful electrosurgery weighed over broad freezing |
| Face and shaving areas | Filiform warts, and spread by shaving | Electrosurgery often used; facial warts in some situations are assessed and referred |
Feet in anyone with diabetes, poor circulation or numbness are examined before any destructive treatment and may be referred, because healing on the sole is slower and infection matters more. How each site is approached is described on wart removal.
“Half the warts I am asked to remove are not warts, and the other half may try to come back. The plan has to say both before the fee does.”
Dr Sin YongOn how wart removal is quoted
No single method is superior for every wart, so the method is chosen for the site, depth, number, skin type and what has already been tried, and the written plan says why. Each method destroys infected tissue while the immune system deals with the virus.
The evidence explains why cycles are planned rather than a single visit promised. A 2012 Cochrane review of 85 randomised trials with 8,815 participants found that salicylic acid increased clearance compared with placebo, more clearly on hands than on feet; that cryotherapy and salicylic acid did not differ significantly; that more aggressive freezing cleared more warts but caused more side effects; and that combining the two was more effective than salicylic acid alone. For plantar warts specifically, a 2011 randomised controlled trial found salicylic acid and cryotherapy equally effective. Where a topical is used alongside a procedure, both appear on the plan.
Recurrence is common after wart removal because human papillomavirus infects skin cells around the visible wart, not only inside it, so the plan is written with recurrence in mind rather than discovering it later. Re-inoculation through shaving, nail-biting, picking or walking barefoot on shared wet floors seeds new sites, and those habits are named at the first visit.
Some lesions are not warts. A seborrhoeic keratosis frozen as a wart will keep returning because it was never viral, which is the commonest reason a wart on the face in the fifties keeps coming back; the warts vs age warts guide explains the difference. A growth that bleeds without injury, grows quickly, ulcerates or sits beside a nail in an adult is examined, and sometimes sampled for a biopsy, before anything is destroyed, and the laboratory step is named on the quote where it applies.
A review is set to judge the response before the next cycle is timed. After cryotherapy a blister forms and settles; after electrosurgery, curettage or CO2 laser a small crust forms and detaches on its own. Sun protection on exposed sites matters in Fitzpatrick III to V skin, because a dark mark after a procedure is the main cosmetic risk; the post-inflammatory hyperpigmentation page explains why.
Two wart removal quotes can only be compared when each names the diagnosis, the method for each lesion, whether cycles are planned and what the review covers. A single-visit figure that assumes the wart will not return describes a different plan from one written with recurrence in mind. Before booking anywhere, it is reasonable to ask:
Not on a quote at this practice: packages sold on the day, promotions, incentives for reviews, and destruction of any lesion that has not been examined. Genital warts, warts in someone with lowered immunity and extensive plantar disease are referred to a GP or dermatologist rather than attempted, and where that line sits is explained on age warts and the main guide. Wart removal cost depends on whether the lesion is a viral wart, how many there are and where, the method chosen for each site, whether treatment is staged in cycles with a topical alongside, and the review. Dr Sin Yong examines each lesion and gives a written quote before anything is done.
Wart removal often needs repeat cycles because the virus persists in normal-looking skin around the wart, and clearance depends on the immune system recognising infected cells. Plantar warts sit deeper under callus and clear more slowly. Repeat cycles are planned at the start and each is decided at review, rather than promised away.
Yes. Plantar warts are pushed inward on a weight-bearing sole, so the callus is pared before any treatment and cycles are repeated whatever the method. Curettage and deep ablation are used sparingly on the sole, because a scar there can stay tender. Anyone with diabetes, poor circulation or numbness in the feet is examined before destructive treatment.
Yes, because the methods suit different warts. Cryotherapy is repeated at intervals and suits common hand warts and pared plantar warts. CO2 laser wart removal is done under local anaesthesia, vaporises the wart in controlled layers, and is weighed for stubborn, periungual or multiple warts where precision matters. The written plan names the method for each lesion and why.
Usually not. Human papillomavirus infects skin around the visible wart, so any method can leave infected cells at the margin, and habits such as shaving over a wart or nail-biting seed new sites. Some lesions that keep returning are age warts rather than viral warts, and are confirmed before another cycle.
Genital warts, warts in someone with lowered immunity and extensive plantar disease are referred to a GP or dermatologist rather than attempted. A wart under or beside a nail with nail changes, or a growth that bleeds, ulcerates or grows quickly, is examined first and may be sampled for a biopsy. Feet in people with diabetes are assessed before any destructive treatment.
